The process when working with an architect is quite simple since you have a professional to guide you through your decisions. At Design Plus Architecture, LLC an initial meeting is set up to go over the planning process and review the criteria for your particular project. After that, Design Plus will generally provide you a written proposal specifying the services they recommend, the type of fee (typically a fixed fee or hourly rate), and identifying deliverables that can be expected at each step of the work.
After agreeing to a scope of services and fee the next step is often to develop two or three schematic or concept designs followed by a review meeting. Then there is further refinement of those initial concept ideas (or design development) after which another meeting is held to again review and/or refine the plans before proceeding with final working (bid or permit) documents. In the Design Development phase adjustments are often made to realign a preliminary budget or construction schedule; refine mechanical, electrical or structural requirements or simply adjust the layout or plans to the clients’ desired results.
